Our casual letting service is designed to efficiently speed up the tenancy process for you, so your property can start to earn you money.  For a one-off fee we can setup and perform the following to ensure you can hit the ground running and with the best possible protection for both you and your home.

  • We’ll work hard to find you the right tenants by conducting comprehensive reference and tenancy checks.  We will also then perform credit checks on shortlisted applicants.

  • We’ll maximise the protection of you and your home by drawing up and executing the tenancy agreement and all necessary documentation - and ensure all the paperwork gets to where it needs to be.
  • We can also help streamline the payment process - to save you time and help things run smoothly for the long-term.
  • If required, we can also provide you with a comprehensive obligation free written rental assessment of your property - so you know what's happening in the local market.

Ray White Allens Property Management is a full service property management company specialising in both comprehensive property management as well as casual letting services. Being a company that concentrates on both the tenancy and management of rental investments means we can cater to the specific and individual needs of our landlords.
 
By assisting you in the early stages of the tenanting process our casual letting service is designed to effectively speed up the tenancy process so your property can start earning you money.  If you own a residential property that is currently vacant (or soon to become vacant) in the mid to high-end sector, Ray White Allens Property Management can help you kick-start and manage the tenanting process - eliminating the hassles associated with finding suitable tenants for your property.  
 
From the marketing of your rental property, to arranging viewings for all prospective tenants, performing comprehensive reference checks, right through to preparing all the necessary documentation - we ensure that all the necessary agreements and paperwork are in place to provide maximum legal protection for you and your property.  Our Casual Letting Consultant works in conjunction with our Property Management team to ensure you receive a service that provides integrity, professionalism and peace of mind.

The Process
 
Our experienced Property Managers will arrange to meet you at your rental property to assess the potential rental yield of the home.  We will also discuss with you the marketing options available to you and provide you our recommendations. 
Ray White Allens rental properties are marketed through a range of online and print media - including Ray White Allens 'For Rent' Signs, our daily in-house listing hand-outs, PropertyPlus, Ray White websites, and a and a range of national real estate websites including Realestate.co.nz and Trademe.co.nz  (if you’re not a customer of ours you could expect to pay  $99-$149 alone for a casual ‘For Rent’ listing on TradeMe.) Plus when you list with us you also have access to exclusive industry only rental marketing opportunities.
 
Choosing the wrong tenants can result in rent loss, debt recovery costs, damage and repair costs, as well as time loss and stress.  We believe one of our greatest skills in property management is our ability to chose quality tenants.  We perform comprehensive checks on all prospective tenants (prior to them stepping foot on your property).  We do this by calling personal references, utilising our subscriptions to two of Australasia’s leading tenancy databases (one of which is endorsed by both the Real Estate Institute of New Zealand and New Zealand Property Investors Federation) and source information from the Tenancy Tribunal of New Zealand.  
 
Once we feel that the tenant is a suitable option for your home, our Property Manager will liaise with them - making a suitable time to show them though the home.  (If your property is currently tenanted, our consultant will liaise with all parties to arrange a viewing time.)  Once we have a suitable tenant wishing to rent your home we will notify you.  As the owner, you remain in total control and we will discuss the potential tenant with you (if you wish) prior to acceptance or entering into a tenancy agreement with them. We will also manage the process of letting other applicants know that they have been unsuccessful.
 
Once you’re satisfied we’ll arrange for successful applicants to come into our office to meet with us to draft, collate and authorise the tenancy agreement and particulars.  At this time we will also collect the bond and lodge it with the Department of Building and Housing (a legal requirement) on your behalf.  And can also help set-up an automated payment system between for your new tenant to help ensure your money is delivered to you on time every time.  Our Ray White Allens Property Manager will then pass on to you the original documentation, in addition to some useful information for you to move forward with the effective management of your investment.
 
Casual Letting Service Fees
 
Take advantage of our experience to save you time and get things off on the right foot with our Casual Letting service.  You’ll only pay $200 + GST for the service - which includes all online and database listings, and three week’s print marketing in PropertyPlus.  The tenant pays the equivalent of one week’s rent incl GST to Ray White Allens Property Management when they rent the property.
